Waterfront properties
It is the most frequent request, and the hardest to answer honestly. Here is what to know before you start looking.
An almost closed category
In Corsica, the hundred-metre coastal strip cannot be built on outside already urbanised areas. Genuinely waterfront properties therefore predate that legislation almost without exception.
Across the whole island they number in the dozens, not the hundreds. When one comes to the market, it is an event, and usually handled without advertising.
Waterfront, sea access, sea view
Three very different realities, often confused. A waterfront property meets the shore. A property with sea access has a private path or a right of way. A property with a sea view, by far the most common, overlooks the coast without touching it.
We always say which one it is, and we check it against the land registry.
What to examine
The coastal footpath easement, exposure to salt spray and prevailing winds, the condition of retaining structures, drainage, and whether the property can be insured.
These points determine value as much as position does.
