A market defined by scarcity

The island has protected its coastline for decades. Coastal planning law, designated remarkable sites and public land ownership have made much of what exists elsewhere in the Mediterranean simply impossible here.

The consequence is straightforward: almost every property with an exceptional position belongs to an older, finite stock that will not grow. Such houses change hands rarely, and often quietly.

What we consider an exceptional property

A village house restored with real judgement may matter more to us than a recent villa with generous volumes. We look first at position, orientation, light, the quality of the restoration and the coherence of the whole.

Price follows. It reflects the rarity of a situation, never a list of fittings.

A discreet transaction

Many of our owners want neither a board at the gate nor wide circulation. Some properties are only presented after a first conversation, without an address or public photographs.
